Are your sure you want to do it on your own, when the services of a Buyer Broker realtor don't cost you one cent.

    An ideal sales agent will have a good working knowledge of the real estate market in your area. The agent will also have the support of a large real estate firm . The bottom line is ... a good agent will save you time and money not to mention taking a lot of the worry off your shoulders.

    An agent is familiar with the entire buying and selling process and can advise you of your legal and financial options as well as recommend appraisal, survey, home inspection and contracting services.

    An agent is knowledgable in potential problem areas and can steer you away from them. He can pinpoint homes that fit your needs and eliminate those that don't. The result is a major time savings for you.

    The buyers agent represents you and not the seller and this is extremely benefical in the negotiation phase.

    Be wary of a listing agent whether you go it alone or not. For example, if you were to mention to the listing agent that you were qualified for a maximum loan amount of $100,000 don't be surprised if the seller finds out about it. Remember, the listing agent is always working for the seller and he is under contract with the seller and must provide the seller with any information that he may be privy to.

    When one agent represents the buyer and seller, it is legal, but not recommended as it is impossible to get the very best deal for two different people at the same time.
